Why Central Virginia mini-split owners choose The Otter Guys
Mini-split specialists for every major brand
Mini-splits are different from central HVAC — inverter-driven compressors, refrigerant lines through the wall, indoor head boards that talk to outdoor controllers. We’ve serviced Mitsubishi, Daikin, Fujitsu, LG, Senville, Pioneer, Bosch, Gree, Mr. Cool, and more across Central VA homes and additions.
Same-day diagnostic — $50 off any repair
We come out today, read the error codes (blinking light patterns or app codes), test the indoor and outdoor boards, refrigerant pressures, and condensate drain, and give you a written estimate before any parts go in. Diagnostic fee comes off the bill.
Thorough diagnostics — root cause, not just the symptom
We don’t just chase the symptom that triggered the call. Our technicians walk the entire system — indoor head, drain, line set, electrical, and controls — so we find the actual root cause. That’s how we keep callbacks low and avoid the recurring issues that come from incomplete diagnoses. If a part is bad, we replace it. If your unit is older or the repair is significant, we’ll show you honest repair-vs-replace numbers in writing and let you decide.

Common mini-split problems we diagnose and fix
No Air or Weak Airflow
Indoor head fan won’t spin or barely moves air. Usually a bad indoor fan motor, dirty filters, or clogged blower wheel. We pull the head, clean if dirty, replace if dead.
Blinking Error Codes
Indoor head LED blinking 2x, 5x, on/off pattern? That’s a fault code. We decode every brand — Mitsubishi P5, Daikin U4, Fujitsu E:EE — and tell you what’s actually wrong.
Water Dripping from Indoor Head
Almost always a clogged condensate drain — algae or sludge in the line. We flush it. Sometimes a broken drain pump or improper line slope; we fix that too.
One Zone Not Working
Multi-zone system where one indoor head doesn’t heat or cool. Could be that head’s board, refrigerant valve at the outdoor unit, or comm wire. We diagnose by zone.
Outdoor Unit Won’t Run
Indoor head says it’s working, but the outdoor inverter unit is silent. Usually a comm fault, board failure, or no-power condition. We trace from indoor head to outdoor.
Refrigerant Leak
Mini-splits use flare fittings at the indoor and outdoor units — a common leak point. Low charge = poor cooling, ice on lines, or shutdown. We leak-detect, repair, and recharge with R-410A.

Here’s exactly what happens when you call
Same-day mini-split diagnostic
A licensed technician comes out, reads the fault code from your indoor head, tests indoor and outdoor boards, checks refrigerant pressures, inspects the condensate drain, and confirms what’s actually failed. We know the brand-specific quirks — Mitsubishi differs from Daikin differs from Fujitsu.
Your options and pricing in writing
Before any work begins, you get a written estimate. Most mini-split issues are 1–2 repair paths. If your unit is older or the repair is significant, we’ll show you all your options — comfort and budget — and let you decide.
The repair
Once you approve, we make the repair, run the system through full mode tests (heat, cool, dry, fan), verify error codes are cleared, and take the $50 off your final bill. Most mini-split repairs finish the same visit.
Mini-split down? Get a real diagnosis and $50 off any repair.
Most mini-split “dead unit” calls are actually a clogged drain, dirty filter, or comm-wire issue — not a failed compressor. Replacing a perfectly good mini-split because nobody bothered to read the error code is one of the most expensive HVAC mistakes a homeowner can make. We’ll find the actual problem and fix what’s broken.
Frequently asked questions
Condensate drain cleaning: $200–$400. Indoor blower wheel cleaning: $300–$500. Indoor fan motor: $400–$700. Indoor head board: $500–$1,200. Outdoor inverter board: $800–$1,800 (board cost varies wildly by brand). Refrigerant leak repair + R-410A recharge: $400–$1,200. Reversing valve solenoid: $400–$700. Compressor: $1,800–$4,000. Boards on premium brands (Mitsubishi Hyper-Heat, Daikin) cost more than budget brands. Our diagnostic confirms exactly what failed before we quote — you see the real number in writing. $50 off any repair after the diagnostic.
Yes — all major brands. Mitsubishi (including Hyper-Heat / H2i), Daikin, Fujitsu, LG, Senville, Pioneer, Bosch, Gree, Mr. Cool, Goodman/Amana ductless, Friedrich, and others. Different brands use different fault-code systems and refrigerant routing — we’ve worked on most of them. If we don’t carry a specific board on the truck, we’ll source it from the local distributor and return.
Usually it’s a clogged condensate drain — algae and sludge build up over time and the drain backs up, so condensation drips out the front of the head instead. Cheap to fix ($200–$400). Less common: a tilted indoor unit (improper installation), a broken drain pump, or a refrigerant leak causing icing on the coil that melts later. We diagnose which it is on the visit.
We lead with repair when a repair is the right call. But we’re not anti-replacement — if your mini-split needs a $2,000+ repair (failed inverter board plus compressor on an older unit, for example), replacement often makes more sense and we’ll say so. Our job is to diagnose thoroughly, show you every finding in writing, lay out your repair-and-replace options side by side, and let you pick what fits your home and budget.
Call early for the best odds of a same-day slot. On extreme weather days we prioritize emergencies (homes with elderly, young children, or medical needs). We can’t promise a specific arrival window during a heat wave or cold snap — but we’ll give you a realistic window the moment you call.
Whatever’s wrong with your mini-split, we’ve seen it before. Mini-splits are common in Central Virginia — bonus rooms, basements, additions, garages — and we’ve worked on every major brand. You don’t have to figure out what that blinking light means, and you don’t have to be told you need a new system because nobody could decode the error.
