Otter Guys Plumbing was great to work with. Communication was clear from the start. When Ty and Don arrived, they were kind and easy to interact with. They took the time to communicate clearly through every step: diagnosing the problem, explaining what was going on, what the potential issues were, and what needed to happen moving forward. They educated us about the situation instead of just telling us what to do. Pricing was communicated clearly the whole way through. We were given all the pricing options, what they suggested, and why. Everything felt transparent and straightforward, and we didn’t feel pressured to do more than was necessary. I would absolutely recommend them.
Why Central Virginia homeowners choose The Otter Guys
65+ years servicing Central VA wells and city water
Since 1960, we’ve installed softeners for thousands of homes across Albemarle, Charlottesville, Crozet, and surrounding counties. Well water, city water, new construction, retrofits — whatever your situation, we’ve installed in something like it before.
Salt, potassium, or salt-free conditioner — you choose
Most softener companies push one option because it’s what they stock. We install salt (NaCl) softeners, potassium (KCl) softeners for sodium-restricted households, and salt-free conditioners (TAC) — and we’ll walk through the real tradeoffs so you pick what actually fits your home. No upsell.
In-house installers, not subcontractors
The same crew that installs your softener services it and honors the warranty. The tech who ties into your main line is the one you call if anything needs attention later — we don’t hand you off to a third-party installer and disappear.

Signs your home has a hard water problem
White Buildup on Faucets & Showerheads
That chalky white crust on every fixture is calcium and magnesium — minerals your water is dropping out as it flows. It’s the #1 visible sign of hard water.
Spotty Dishes & Cloudy Glassware
Dishes come out of the dishwasher with white spots or a cloudy film? That’s hard water mineral residue drying on the surface, not a detergent problem.
Stiff, Scratchy Laundry
Towels feel crunchy. Sheets never feel soft. Hard water prevents detergent from rinsing out fully, leaving mineral residue trapped in the fibers.
Dry Skin, Dull Hair
If your skin feels tight after every shower and your hair won’t hold shine, hard water minerals are bonding to soap and shampoo — leaving residue instead of rinsing clean.
Clogged Showerheads & Low Flow
Reduced water flow from showers and faucets means mineral deposits are narrowing the holes. Left alone, mineral deposits accelerate fixture wear.
Water Heater Running Harder
Hard water coats the inside of your tank with scale, forcing the heater to work longer to reach temperature. Your energy bill goes up; your tank dies years earlier than it should.

“Malak was very knowledgeable and repaired my water heater very quickly. He even gave me a free water evaluation. Yikes! I had no idea that much chlorine and bacteria were in my water. The Otter Guys are the best.”Denise Dezio Google Review
“Malec was our tech. He was very thorough in his investigation to our water heater problem and water quality check. He respected our home and gave advice on what to expect next. Otter Guys offered us 4 solutions and Malec talked us through where it would be best to start to solve our situation and not just put a bandaid on it. I would highly recommend Otter Guys for their techs professionalism and timely service.”Luke Davies Google Review
“Really really great service. I felt seen and like they were going to make sure I was fully taken care of. I had been told they were a great experience, and now have my own story to back it up.”Christy Scott Google Review
Here’s exactly what happens when you call
Free hardness and iron test on-site
A technician comes out, tests your water hardness (grains per gallon) and checks for iron or manganese that could foul a standard softener. Takes 15–20 minutes. You see the actual numbers from your water.
We show you 2–3 options with written pricing
Based on your hardness level, household size, and whether it’s well or city water, we explain 2–3 system options (salt, potassium, salt-free conditioner, or a combined iron + softener setup if needed). Written estimate for each — before you decide.
Install in 3–5 hours, cleaned up and pressure-tested
Most installs take 3–5 hours. We tie into your main water line, run a drain line for regeneration, floor-protect the work area, and pressure-test every connection before we leave. Then a walk-through of your new system so you know exactly how it works.
Want to Know Exactly How Hard Your Water Is? We’ll Test — Free.
We’ve installed softeners across Central Virginia since 1960. We’d rather show you the numbers from your own water than ask you to trust us. Free on-site hardness test. Written estimate before any install. No pressure.
Frequently Asked Questions
Installed cost depends on your water hardness, household size, and whether you need an iron filter paired with the softener for well water. After the free on-site hardness test, we give you a written estimate with 2–3 system options — so you see the full cost (equipment, labor, and any permits) before you decide. No guessing, no surprises on invoice day.
There are three real choices, and they do different things. Salt (NaCl) softeners use ion exchange to remove calcium and magnesium — the proven standard, lowest upfront cost, and they need salt top-ups every 4–8 weeks. Potassium (KCl) softeners use the same ion-exchange process with potassium instead of sodium — a fit for sodium-restricted diets or some septic setups; costs more per regeneration. Salt-free conditioners (TAC) don’t remove hardness — they change the minerals’ structure so they don’t bond to surfaces. They cost more upfront, need no salt, but won’t fully solve spotting or buildup if your water is very hard. We measure your hardness first, then recommend.
Central Virginia city water is moderately hard — you won’t see the extreme buildup that well water produces, but it’s hard enough to leave spotting on dishes, shorten appliance life, and reduce how well soap and shampoo rinse. Many city water homeowners also add a carbon filter to remove chlorine taste and odor. Every home is different, so the free on-site hardness test tells you your specific number — then you decide.
Yes. We offer financing on softener installs through multiple lenders (soft credit pull, doesn’t affect your credit score). Most homeowners who finance end up with payments in the $40–$90/month range depending on the system and term. Your technician can walk you through options during the hardness test visit.
Most softener installs take 3–5 hours start to finish. We shut off the main water supply for about 60–90 minutes of that time (the actual tie-in); the rest is bypass plumbing, drain line, and system setup. We’ll tell you the exact off-water window before we start so you can plan.
Traditional salt-based softeners need salt topped up every 4–8 weeks (depending on your water usage and hardness) — a bag of salt from any hardware store, takes 5 minutes. The unit itself is designed to run 10–15 years with minimal service. We offer annual softener tune-ups if you’d rather not think about it.
Whatever hard water is doing to your home — the white buildup, the spotty dishes, the dry skin after every shower — we’ve seen it before. Thousands of softener installs across Central Virginia, from Charlottesville tap water to well water in Free Union and Earlysville. You don’t have to guess at what system to buy. Start with the free hardness test, see your real numbers, and go from there.
